Housing inventory expanded noticeably across the selected major U.S. metro areas in July 2026, with Detroit standing out for a particularly sharp year-over-year increase in available homes.Detroit, MI metro area recorded the highest inventory growth, with available homes for sale increasing 34.6% year-over-year to 14,397 listings. Pittsburgh, PA metro area followed with a 20.0% increase, reaching 8,550 listings, while Minneapolis, MN metro area saw inventory rise 19.7% year-over-year to 16,226 listings.Seattle, WA metro area also posted notable growth, with inventory increasing 18.0% year-over-year to 13,217 listings. New York, NY metro area rounded out the top five, recording a 10.8% increase, bringing available inventory to 37,641 homes for sale.
