Data APIs

Access comprehensive listing data nationwide using a single API endpoint. Data is standardized using the RESO data dictionary and contains over 550 attributes per listing.

Access to the API governed by MLS permissions and may be used within applications permitted by the MLSs.

This is the “Lite” version of the REMarket Data APIs and instead of the full set of 550+ attributes, it is limited to the most commonly used 85 fields. These are light weight APIs suitable for apps that do not require all the listing data.

Assessor Data provides you details such as property identification & location, property characteristics, tax information, assessed and market values, and ownership and occupancy (absentee) information. The APIs deliver standardized data across all the counties in the US.

Assessor data includes both residential and commercial properties – a collection of over 151 Million+ properties.

Retrieve ownership history for any property using a single API with data standardized across all counties in the US. The deed data includes county recording dates, document identifiers, and document type to help you determine the type of transaction – arms length, non-arms length, etc.

Get currently open mortgage liens on any property in the USA including details such as lender name, type of loan (purchase, refinance, or home equity) , loan origination date, principal amount, interest rate, and the term of the loan.

Get details of properties in different stages of a financial distress.

Notice of Default (NOD) / Lis Pendens (LIS)

Properties are categorized as NOD/LIS based on a public default notice filed by a lender who holds a lien on the property. These properties are also considered to be in a Pre-Foreclosure stage.

Notice of Foreclosure Sale / Notice of Trustee Sale

Usually properties that do not get sold during the Pre-Foreclosure process will be advertised as NFS or NTS. These properties are usually sold via an auction.

Real Estate Owned Properties

Banks take ownership of properties not sold during the Pre-Foreclosure process or at a public auction. In some cases, the bank may take ownership of the property during the Pre-Foreclosure stage under an agreement with the owner.

Schools, School Districts, and School Attendance Boundaries

We have a comprehensive set of over 100,000 Public and Private schools in the US. Identify the exact schools that a child would attend based on the address. Optionally, you can access school and school district level demographics and performance statistics.

We have gathered neighborhood boundaries for over 50,000 neighborhoods across the US and continue to gather more. This data set includes various other overlays – real estate market insights, demographics, commute, business mix, employment, education, and lot more. These are available via APIs and ready to use widgets for your website.

While census data is public we make it easily accessible via our APIs that provide key information at different geographic levels – Zip Codes, Neighborhoods, and Cities. Pre-built widgets for this information makes it easy to integrate the information into any real estate website or application.

Insights APIs

Retrieve a value for any residential property. PropMix computes property values for all residential properties on a monthly basis combining various data sources – comparable sales, inventory, sale history, price trends, housing demand, and more. The property values are updated daily as transactions are processed in the market.

Retrieve the rent value for any residential property including multi-family properties. Rent values are computed using rent per square foot computed for various property types and bed/bath combinations and is validated against the HUD fair market rent recommendations.

Capitalization Rate (Cap Rate) is a measure of the expected return on a property based on its purchase price, rent potential, and expenses such as taxes, insurance, property management costs, repair & maintenance costs, etc.

Cap Rates are commonly used by real estate investors to quickly assess the return potential of a property.

 

Analyze 12-month inventory trends within an area around a given property. The data is ready to be used within appraisal forms such as Universal Appraisal Dataset (UAD) 1004MC (Market Conditions Addendum).

Inventory analysis is a valuable input for appraisers to make home value decisions.

Our deep learning engines are trained and tested on over 20TB of image data. Given any image the engine can label it automatically as a specific room in the house (Family Room, Kitchen, Dining, Bathroom, etc,) or a particular view of the exterior (Front View, Rear View, Street Scene, etc.).

We compute the propensity to sell score on every residential property. The score indicates the probability of a home getting on the market for sale in the next 6 months. 

The score is computed using machine learning models that use numerous inputs such as ownership duration, property type, and mortgage information.

Retrieve the local market trends for any zip code in the country. These trends are computed monthly and every residential property type (Single Family, Townhouses, etc.). Here is a sampling of the indicators:
