February 2026 continued to reflect a steady rise in housing inventory across key U.S. metro areas, signaling gradual market rebalancing as supply improves alongside shifting buyer demand. Detroit led the growth, posting a 20.2% increase and bringing available homes for sale to around 10,930 units. Seattle followed with a 17.8% rise, reaching approximately 7,584 listings, while Charlotte recorded a 15.3% increase with nearly 8,184 homes on the market. Houston also showed continued expansion, reporting a 14.3% gain and offering about 54,833 homes, and Austin rounded out the top five metros with a 10.6% increase, totaling roughly 16,078 listings.
