PropMix announced the availability of the Similarity Score API from CogNub Decision Solutions. The Similarity Score API identifies the best comparable properties in the neighborhood of a Subject Property. CogNub uses a cognitive computing model to evaluate attributes of properties in the neighborhood based on number of beds and baths, gross living area, lot size, parking space, distance to Subject Property etc. The model then provides a Similarity Score in which 100 means an exact match to the Subject Property. The score gradually declines as the attributes of comparable properties start diverging from the attributes of the Subject Property.

The Similarity Score allows an agent to quickly identify the best comparable in the neighborhood without knowing all the details of so many properties. It speeds up the comp identification process and enables the Agent to focus on providing more value added inputs to the CMA process.
